  1. Concept Design

  • Development of client’s brief.

  • Site visits and measure up.

  • Site, authority constraints and regulations.

  • Sketches, diagrams to explain concept.

  • Preliminary selection of materials and finishes.

  • Preliminary estimate of cost of works through a Cost Consultant.

2. Design development

  • Development of concept in developed documentation. 

  • Schedule of materials and finishes.

  • Review design against budget.

3. Town Planning/Development Application

  • Prepare documentation for Development Approval.

  • Confirm statutory authority requirements.

  • Pre-application meetings with relevant authorities.

  • Prepare application, including plans, diagrams, analyses, studies, reports and other information for the submission.

4. Construction Documentation

  • Prepare documents, schedules and specification for construction.

  • Interior elevations and joinery documentation.

  • Submit drawings for Building Approval.

  • Preliminary tender estimate and co-ordination with the Cost Consultant.

  • Recommend preferred building option.

5. Contractor Selection

  • Selection of contractor through tender selection.

  • Negotiated offer with preferred contractor.

6. Contract administration or Construction advice

  • Administer the contract during construction.

  • Attend site visits.

  • Ensure design intent and compliance with contract documents.

  • Assessment of adjustments of time, progress claims and variations.

  • Provide supplementary construction details, instructions, and clarification of the contract documents.

  • Report regularly to the client regarding time, cost and progress of the project.
